Issues in selecting a roof restoration company. |
Should a roof restorer be licenced? |
Yes. OCBA requires all roof restorers to be licenced. If a problem emerges you have the backing of OCBA. You can verify the validity of a licence at this website www.ocba.sa.gov.au |
I have heard that many large companies don't use their own employees! Should this concern me? |
Many large companies use franchisees or sub-contractors. A typical life of a franchisee or sub-contractor is 5 years with a company. The rates of pay are not high and they have to cover most of their own expenses. They are aware that any warranty work is ultimately the company’s responsibility which typically occurs after about 5 years, if it is going to eg peeling paint. As such this may sometimes lead to short cuts being taken in areas that won't be sighted such as cleaning. |
Some companies have inspectors to review the roof. Is this a benefit? |
Not Really. You only need inspectors where the work is franchised or sub-contracted out. The most critical aspect of a roof restoration is the cleaning of the roof and this is where shortcuts can be taken. The inspectors are usually employees of the roof restoration company and inspect the franchisee's or sub-contractor's work after it has been completed. They cannot tell at all if the roof has been prepared properly once it has been painted. |
Many of the companies that advertise on TV give big giveaways, like Plasma TV's. Is it really a giveaway? |
Be aware of the big giveaways, they are a sales tactic to get you to sign contracts quickly and typically used by the large companies. The sales tactic is to start with a high price and then to reduce it by throwing in benefits. Usually to obtain those benefits you must sign up then and there. This is known as pressure selling. |
The Salesman scared me with his statements about my roof. Should I be concerned? |
Be aware of the “fear” sale tactic. Very often people are quoted work that is not actually required, eg re-bedding of ridge caps where the salesman will lift a ridge cap up to demonstrate how unstable the tiles are, without advising that it is the pointing process which gives the ridge caps there stability. Remember that most salesmen are paid on commission and principally are interested in getting the sale, whatever that may take. |
What is the normal paint warranty period? |
Any paint to be used should carry a manufacturer’s warranty of 10 years. Anything less than that is unacceptable. |
What occurs during the Roof Restoration Process? |

- We start with high pressure water cleaning of your roof, inclusive of cleaning up of of the affected areas. We use brand new equipment rated at 4000 psi allowing us the correct pressure to fully clean the tiles.
- Note that we also include the application of Acryloc Roof Clean to assist dirt, moss and lichen removal during this process.
We take the time to disconnect downpipes, especially those connected to the rainwater tanks.
We clean up affected areas at ground level including gutters, windows, fences, walls, etc. |
SPECIAL POINT |
It is of extreme importance that this process is conducted thoroughly. The most common warranty claim is a peeling roof which is always attributed to poor cleaning. |

- Then we undertake all necessary roof restoration including re-bedding and re-pointing your ridge caps, tile replacements where required and tile repair and relocation to gutter line where needed.
Note that the sales force of some large companies frequently advise that a full re-bedding of the ridge caps is required when it is not. It is often used as a fear tactic to induce a quick sale. More often we find that the existing bedding is intact and only requires re-pointing which is the process that provides the ridge caps with their structural strength. |
SPECIAL POINT |

- We then paint your roof with Acryloc Primerbond to seal the roof tiles or Acryloc Galv Metal Primer to seal the roof iron.
- Note that we apply separately to tiled roofs Acryloc Mould Rid which is a leave on mould inhibitor designed to inhibit the regrowth of mould.
- We take the time to mask windows, skylights, pergolas, etc to stop overspray occuring
SPECIAL POINT |
- Then subject to which membrane you elect to proceed with:
a) For Conventional Non Heat Reflective Roofing Membrane we paint your roof with 3 coats of Acryloc CRC Roof Coat.
We differentiate ourselves from most other restorers here because we apply 1 extra coat of either Conventional Roofing Membrane or Heat Reflective Membrane. This makes certain that the roof does not dry patchy, which can be caused by unevenly weathered tiles. |
b) For Heat Reflective Membrane we paint your roof with 1 coat of Acryloc Thermicoat which is the insulation layer being composed of Thermilate Composite Spheres, a product developed by NASA to combat the high temperatures associated to space shuttle re-entry. We use brand new equipment designed to allow the ceramic spherical balls to pass through the paint sprayer.
Then we paint your roof with 2 coats of Acryloc Roofcote Supercool Heat Reflective Membrane which reflects infra red rays accounting for up to 50% of the heat build up in your roof. |
What Roof Restoration Paint should we select? |

We use the entire Acryloc product range, which includes Thermilate. Links to the Acryloc and Thermilate websites are found in our links page.
Acryloc Building Products is an Australian Owned and Operated Company with it's headquarters in Dry Creek, Adelaide SA. It is part of the Modern/Bramalco Group.
Acryloc, like all quality companies manufacturing roof restoration materials, provides a 10 year warranty on its roofing products. |
